MIGRATION DYNAMICS AND DIGITAL ACCOMMODATION PLATFORMS: DEMOGRAPHIC AND URBAN IMPACTS IN PIPA (RN)

This study investigates how migration flows associated with tourism, in interaction with digital sharing economy platforms for accommodation, influence urban reorganization and demographic changes in Pipa, the main tourist hub of the state of Rio Grande do Norte. Historically a fishing village, the district has undergone a process of tourism consolidation over the past decades, attracting national and international migrants with diverse motivations, ranging from economic opportunities to the pursuit of different lifestyles. Population growth and diversification of residents’ profiles occurred alongside the consolidation of tourism, altering age composition, household arrangements, and land use. The presence of platforms, such as Airbnb and Booking, intensifies processes of real estate appreciation, gentrification, and elitization, impacting housing availability and local social relations. The research aims to characterize the sociodemographic and occupational profile of migrants, analyze the distribution of short-term rental housing, investigate housing and demographic changes, and compare Pipa’s dynamics with other tourist destinations with lower levels of both migrant presence and short-term rental digital platforms. By addressing these interactions, the study is expected to contribute to the demographic, social, and spatial understanding of small tourist destinations, providing a basis to interpret changes in population, housing dynamics, and urban organization, while offering elements for reflection on urban management and local development.
