SUMMARY:

The dissertation analyzes the impact of the replacement of small-scale modern residential buildings, constructed between the 1960s and 1970s, by new contemporary developments in the Aldeota and Meireles neighborhoods in Fortaleza/CE. This replacement process, driven by the increasing real estate value of the neighborhoods combined with the permissiveness of current urban regulations, has resulted in the demolition of small-scale single-family and multi-family residences. Thus, the research proposes an analysis of the modern architectural production in these neighborhoods, highlighting urbanity attributes present in small-scale modern multi-family residential buildings. With a qualitative and exploratory approach, the research employs a literature review on modern architecture and urbanity, empirical data collection with quantitative surveys, interviews, photographic records, as well as case study analysis. A critical analysis will then be conducted to investigate how this urban dynamic has impacted the urban space, Fortaleza's architectural legacy, and what Aldeota and Meireles have lost with this substitution. Partial results reveal 235 small-scale modern residential buildings, demonstrating their relevance in the urban composition of the neighborhoods. However, the surveys indicate that 20 examples of the studied typology were demolished from 2012 to 2023, revealing a worrying scenario for the coming years. Finally, it reflects on the need for public policies aimed at preserving the modernist built heritage, in order to balance urban planning with the conservation of cultural heritage.
