SUMMARY:

The objective of this thesis is to understand residential segregation as a product of real estate dynamics in the urban agglomeration of the Metropolitan Region of Cariri (RM Cariri): Crato, Juazeiro do Norte and Barbalha. Especially in the last two decades, due to the policies of financialization and opening of housing credit, the social agents linked to the real estate market have been positioning themselves as competitive subjects in the extraction of profitability from urban land. In addition, the socioeconomic dynamics of the three cities enhances the attraction of the sector to the region and thus the introduction of real estate capital in the metropolitan triple territory reflects, in addition to a new social order, a significant process of spatial transformation where the urban landscape itself denounces it. This study is linked to the theoretical-methodological framework of urban and political economics capable of adopting a combination of quanti-quali procedures that enable a set of data supported by census, documentary, journalistic and georeferential databases. The object of the research is the relationship between residential segregation and the formal real estate market and its universe covers the three cities that make up the metropolitan CRAJUBAR in the period between 2010 and 2022. Starting from the assumption that the growing valuation of urban land in these cities is not fixed in the central or traditionally elitist areas, but, above all, in the association between social demand and location with the possibility of greater profitability to be extracted from urban land, the hypothesis was launched that, the introduction of a new housing standard for the lower middle class, in locations once consolidated as uninhabitable in CRAJUBAR, it created a new model of socio-spatial organization capable of identifying the strategies of profitability and permeability of the real estate market. In theory, the trend of the new pattern of residential segregation in CRAJUBAR is middle class fostered exclusively by the logic of the spatiality of the real estate market. Therefore, this research focuses on understanding how formal real estate production has been
impacting the socio-spatial organization and contributing to a new trend of residential segregation, thus aiming to contribute to the analysis of these three areas in the face of the process of urban expansion, focusing on restructuring and the socio-spatial effects caused by housing production that reinforce unequal access to the city.
