This work aims to analyze the attribute of flexibility as a design strategy that can contribute to the permanence and preservation of buildings. The object of study of the analysis is hotel buildings produced in the Brazilian Northeast between 1950 and 1980. These hotels with a notably modern language in the projects had their production started in the mid-1950s in the Brazilian Northeast, having been consolidated during the 1960s and 1970s, extending until the first half of the 1980s. Much more than just places of accommodation, these buildings were seen as places of glamor and refinement, not only because they presented this new architectural language, but because they had hybrid programs that ended up being an innovation in this type of typology. Most of these hotels offered a series of services such as restaurants, cinemas, spas, bars, shops, nightclubs, water parks, among others, unprecedented in this type of building and aimed at the local elite. By having these innovative spaces and services that were previously non-existent in most of these cities, these hotels were considered signs of modernity and local progress, as they boosted the emergence of a new urban dynamic. At the beginning of the 1980s, and with the new contemporary demands, many of them, which did not follow such trends dictated by the market, entered a process of decay, a fact that initially resulted in the abandonment and later, in some cases, in the demolition and destruction of such works, a situation that has intensified over the last few years, giving way to new real estate developments. Based on this, the research aims to answer two problem questions: 1-Are there flexible attributes present in the projects of modern hotels that are the subject of this study? Which? 2- The current situation in which the hotels under study find themselves (destroyed or demolished; abandoned or in full operation) has a direct and/or indirect relationship, to a lesser and/or greater degree, with the flexible attributes present in the hotel projects. buildings? In view of these issues, the initial hypothesis of the research is that “The flexible attributes present in the projects of the modern hotels studied contribute to their permanence and preservation”. To answer these questions, this thesis is based on case studies of six representative hotel projects that will be analyzed in depth based on pre-established criteria. The research method to be used is based on the construction of a methodological matrix (framework) based on a theoretical approach to the models of authors who deal with flexibility in architecture, namely, Leupen (2006), and graphical analysis of architectural projects, such as Clark and Pause (1996); Baker (1984), Unwin (2014) and Ching (2010), which resulted in an analysis model in 7 categories, adopted for this research. This analysis aims to identify “material possibilities”, which allow design interventions to accommodate new uses, with regard to the constructive materiality of hotel buildings. It is also intended to identify and determine the degree of flexibility of buildings, which, as Schneider and Till (2005) point out, can be observed in two ways: in the capacity of the construction itself to adapt to different social uses, and through the promotion of different physical arrangements.
