SUMMARY:

The territories of the cities that make up the Metropolitan Region of Cariri have a very significant socioeconomic, cultural and environmental diversity. In particular, the cities that make up CRAJUBAR, Crato, Juazeiro do Norte and Barbalha, play the role of complementary territories and articulators of the region's greatest socioeconomic dynamism. This process gains strength with the economic restructuring of the secondary and tertiary sectors. At the same time, real estate investors - due to the financialization policies and the opening of housing loans, linked to a socially segmented client base - positioned themselves as competitive agents in extracting profitability from the use and occupation of land, attracted by the rapid urbanization, by population flow and commercial investments, especially in the city of Juazeiro do Norte. The “new” real estate capital has been changing the socio-spatial configuration of the triple metropolitan space where the urban landscape itself denounces it. The central effect of this configuration is the diferente forms of access to housing, which simultaneously reveals the socio - spatial organization and unequal access to the city. It turns out that the logic of housing production, specifically the formal one, has become an important variable to understand residential segregation, based on the socioeconomic and urban significance of the three cities. This scenario contributed to the elaboration of the following research question: how does the spatial distribution of homes - in the metropolitan CRAJUBAR - act by reinforcing residential segregation, based on the dynamics of real estate production? Based on the assumption that the increasing appreciation of urban land in these cities is not fixed to central or traditionally elite areas, but, above all, the association between social demand and the location with the possibility of greater profitability to be extracted from urban land, launched if the hypothesis is that the differentiated valorization of urban land in the metropolitan CRAJUBAR materializes the strategies of real estate agents in the production of housing - linked to favorable economic conditions and the territorial expansion of their activities - becoming a basis for patterns and new trends in residential segregation. In other words, the way homes are exposed in the urban space of crajubense indicates the promotion of segregation through the real estate market. In view of this, residential segregation in RM Cariri, from 2010 to 2020, is considered the object of the research. The general objective is to understand residential segregation, based on the dynamics of real estate production in RM Cariri, particularly in the cities of Crato, Juazeiro do Norte and Barbalha. The method is a combination of quantitative and qualitative procedures which leads the research to a set of data supported on census and documentary bases plus the perception of the subjects, through the application of semi-structured interviews, on the condition of being "segregated". The socioeconomic, family and housing conditions variables will control the processes in the four stages of investigation, added to the analysis of master plans, zoning, among others. The Global and Local Moran Index will be central to the analysis of the stages of objectives two and three. It is hoped that the research will contribute, among others, to guide the new master plans, as well as becoming a basic instrument for the metropolitan territorial ordering, particularly, in the specific axes of Public Functions of Common Interest: land use, housing and socioeconomic inequalities plus indications of methodological guidelines on the topic
