RESUMO:

A need for infrastructure and equipment is overload by the urban growth, affecting the city functionality and compromising the population life quality. The habitation problem and the inadequate housing conditions for the low-income population are also problems generated by accelerated urbanization. Thus, investments in cities are necessary to reduce the problems caused by the increase growing of urbanization. From a formal point of view, the common spaces articulate a set of buildings that are arranged in their surroundings. Romero (2001) states that public space should be thought of as an architectural unit, in which environmental, climatic, historical and technological elements form it as dimensional stimuli. It is important to point out that for these spaces must provide identification to their inhabitants since they can also be understood as a symbolic space in which different ideas of culture are reproduced and related to different subjects (Serpa, 2007). It is understood that the common space usage is a right to the human being as a citizen, however, has not easy access to everyone. In the Natal Metropolitan Region, the impacts of PMCMV implantation due to these contiguity situations have caused a significant density increase in several portions of the territory, causing also an increase of the demand for services, commerce, transportation and by spaces and equipment to collective usage. Existing leisure and social spaces in the projects, especially in the vertical condominiums, are degraded, despite the short time of implantation. The use of illicit activities, acts of vandalism and prostitution, highlights both the fragility of social work and the project inadequacy to the resident’s profile. Based on these findings, we verified that such equipment meets the normative requirements, whether of the PMCMV or the licensing process, without, however, providing a dynamic space for integration and interaction among residents. Aiming to deepen this issue, we sought to investigate the use of common spaces in a PMCMV multifamily in a vertical condominium, in order to point it out project guidelines for designing and arranging similar spaces.
