AIA – DIGITAL ASSISTANT FOR BUILDING MAINTENANCE: Development of a functional prototype with potential for information integration based on BIM-FM

This work aims to develop a digital application model to support the management of corrective maintenance in multifamily residential developments. Using the Design Science Research methodology, the research structured a Minimum Viable Product (MVP) of the AIA platform – Integrated Assistant for Supporting Building Maintenance – focusing on the organization of information associated with building assets. Although BIM was initially considered a central component of the solution, at this stage, its integration was repositioned as a technical potential for future stages, maintaining the emphasis on the data structure and validated functional flows. The MVP simulates functionalities such as opening service orders, notifying providers and recording history, contributing to the traceability, control and efficiency of building maintenance processes. As a continuation of the research, it is expected to expand the systematic literature review, deepen the practical evaluation of the prototype and later incorporate data from BIM models.
