An Analysis of the real state through the dynamics of the construction sectors, tourism and real estate in Natal and Tibau do Sul between 2001 and 2016

This present work aims to discuss the change in realestate in Tibau do Sul and Natal, in the perspective of real estate cycles observing the dynamics of the sectors of civil construction. This growth has elements that they separate what happened in Natal between 2005 and 2007. The main objective of this work is to do an analysis of how the increase of that offer making including differentiation between what occurred inNatal showing factors that make of this phenomenon not local specificity and as a general rule in tourist centers to observe the impacts of speculation generated by the increase in demand in the place and the physical transformations of the district in the analyzed period, comparing, also, the phenomenon that exists in Pipa with other cities of summer in the world. The method used consists of a theoretical survey of the topic, the exploitation of secondary data collected by the City Hall, where they show the actualgrowth of the city's supply, to the use of secondary data that bring information from the tourism sector cycle. The data show that there is a clear distinction between Natal and Tibau do Sul, there was a large increase in the real estate offer in Tibau do Sul even after the crisis of 2007-2008 linked to tourism of second residence. The results show different phases lived in both municipalities, but with positive influences during the cycle of 2005-2007 for two. The real estate expansion in Tibau do Sul, depends on international tourism and follows directions own according to the performance of your touristic activity.
