URBAN DENSITY AND SOCIAL HOUSING: QUANTITATIVE AND SPATIAL QUALITY PARAMETERS IN THE URBAN CONTEXT OF JOÃO PESSOA-PB

This research deals with the theme of urban density in social housing (HS), its unfolding in the pattern of urbanization and in issues related to the form of urban occupation (dispersion versus compactness). Specifically in João Pessoa-PB, an empirical universe of research, the urbanization process occurred in a segregated, fragmented and spread way, and currently the quantitative housing deficit is 20,000 houses. In the past decade, through government action, 25,000 housing units were produced, the majority in an urban expansion area in the South Zone, known as the “housing complex region”, but with low urban quality in terms of insertion, density and urbanity. In this region, it is estimated that there are more than 100 hectares with a tendency for new developments for social housing. This context led to the following research question: how to establish convergence parameters in the capital of Paraíba between the two dimensions of urban density (qualitative and quantitative) in social housing? The hypothesis of the thesis research is that the state production of HS in João Pessoa-PB does not supposedly consider qualitative and quantitative parameters of urban density, causing an unsustainable urbanization pattern for its territory. The objective is to develop qualitative and quantitative parameters of urban density for the production of social housing projects, aiming to contribute to project decision making in the management of urban land. To achieve the objective, the measurement of the effects of housing and population density will be used in two moments of investigation: the descriptive (diagnostic) and the prescriptive (spatial scenarios), using multivariable and multiscale density measurement matrix tools and others on sense of urbanity and habitability. The theoretical frameworks The Density Atlas that establishes measures of urban densities and the tools of the Spacematrix graph (Berghauser pont and Haut, 2009) will be one of the sources bibliographic of the methodology.
